What is Fractional Ownership?

Fractional ownership is deeded real-estate ownership of a specific residence to which owners return each time they visit and includes equity in the resort’s common property. Whiteface Lodge residences are available in 1/12 deeds, up to whole ownership. A 1/12 deed allows for no less than 4 weeks annually.

The Residences

One Bedroom: From the 500 sq. ft. studio to the 975 sq ft Deluxe Suite, one bedroom units can sleep 4-5 people

Two Bedroom: Four different floor plans including the popular two bedroom lofts - 1040 to 1374 sq. ft. Sleeps 6-8 

Three Bedroom: The 3 bedroom and Grand Lodge Suites range from 1567 to 2246 sq. ft. Room for up to 10 people

Maintenance Fees and Taxes (1/12 ownership)

One bedroom approx. $160-$300 per month – taxes $120-$192 per year

Two bedroom approx. $320-$460 per month - taxes $228-$300 per year

Three bedroom approx. $480-$760 per month - taxes $360-$516 per year.

The maintenance fees include all expenses associated with owning and operating the property except property taxes. A partial list of line items is: twice daily housekeeping, homeowners’ insurance, capital reserves, maintenance, heating and cooling, security, valet parking, amenities, management, etc. Owners pay only for food and drink, spa services and items purchased in the store while visiting.  Owners benefit from great discounts in the restaurants, spa, hotel and gift shop as well.

The Calendar

The usage weeks run Friday to Friday and can be used by the homeowner (or homeowner’s guests), rented or traded by the day or week. A 1/12 owner has 4 or 5 weeks per year and the weeks rotate each year.  See owners calendar for specific dates for each interval.

Rental Program/Exchange Opportunity

Owners have the option to participate in the Lodge rental program, including a service for those participating in the program which gives you additional access to the resort as a hotel guest for short stays, 6 days per year at no cost (based upon availability).

Owners may also elect to rent unused weeks with vacation rental channels, including Engel & Völkers (www.lakeplacidvacationhomes.com).

The trading company that facilitates trades with other resorts is the Registry Collection www.theregistrycollection.com . This program is very popular with many owners traveling all over the world through their ownership at the WFL.

There is an owner’s website where owners talk to each other about trading usage periods with each other and trips they have taken with Registry Collection, etc. Owners get access to the site after closing.
